Comparative Market Analysis(CMA)

The number one decision is setting the opening the listing price for your home. We offer a comprehensive CMA that will take into consideration the key attributes of your property and how they compare to the properties that are on the market and those that have been recently sold.

Setting a realistic achievable selling price is paramount to a successful listing.

We will then create a marketing plan that will give the best exposure of your property. We are a member of the Multiple Listing Service (MLS) which will share your property information with other Realtor brokers and agents and allow for sharing of information with other websites such as Realtor.com, Google.com and others. We participate with all local real estate agents and offer tours of the property so they can share a first hand experience with their potential buyers.

Our website has been designed using search engine optimization which allows for a good rating with some of the major search engines. We have a newsletter that highlights our new listings and special promotions. We also target newspapers and websites that are in the locations where buyers live. We don't wait for them to find us, we seek them out.

Once an interested party is found and an offer to purchase is presented you will be guided through the negotiations and we will work with the buyer's representatives to make sure the closing gets done to your satisfaction.

The Selling Process

The Decision - decide whether you truly want to sell or not The Interview - find a compatible agent and firm to represent you. This is a two way interview, both parties must be satisfied that they can meet each others expectations. The Marketing Plan - define a marketing plan. Every property and market is different so should the plan be.
Seller's Disclosures - this is a list that will inform any prospective buyer of the condition of your home and any repairs and improvements made.
Property Staging - no property is ready to go on the market until it is in an orderly and clean state. Whether a professional is needed or the owner and agent work together the property must be in it's best possible condition when it first goes on the market.
Showings - the owner and the agent must work out a schedule for showings. Offers - All offers will be disclosed in a timely manner and we will work with you to negotiate the acceptable contract.
Purchase and Sale Agreement - we will guide you through the sales agreements and work with the buyer's team to make sure your sale is on time and without complication.
Closing - we will work with you to help make sure all your interests protected
